Welcome to HouseSavings.com, LLC. We are a licensed Pennsylvania real estate brokerage delivering full-service representation at a fraction of the traditional cost. Our business model is simple:
Sellers pay only 1% commission instead of the traditional 3% listing fee.
Buyers receive full-service representation under the standard 3% commission model.
No gimmicks. No hidden fees. Just expert service, smart technology, and real savings.
These Terms of Service explain how our brokerage services work and the rules you agree to when working with HouseSavings.com. Please read carefully.
1. Acceptance of Terms
By using HouseSavings.com, you agree to these Terms of Service and our Privacy Policy. We may update these Terms at any time and without notice, and your continued use of our site means you accept the changes. You waive and release HouseSavings.com from any claim based upon your lack of knowledge of any posted updates of these Terms.
2. Licensed Real Estate Brokerage
We are licensed to operate as a Real Estate brokerage in:
- Pennsylvania: License Number RB070165
We only provide Real Estate brokerage services in states where we are licensed.
3. Registration & Eligibilty
To use our services, you must:
- Be the legal property owner
- Be legally competent to enter into contracts
- Provide your: First Name, Last Name, Phone Number, Email Address, and Property Address
You agree to provide all reasonably requested evidence and documentation necessary to comply with this section. We reserve the right to refuse or terminate service at our sole discretion based upon any concerns regarding your compliance with or satisfaction of these requirements.
4. Overview Of Our Services
4.1 Full-Service Brokerage Representation
HouseSavings.com provides full-service real estate brokerage services for both sellers and buyers.
Sellers: We represent homeowners in listing and selling their properties for a commission of 1% of the purchase price, due at closing. Our selling service includes:
Professional real estate photography (required for MLS listing).
MLS syndication to Zillow, Realtor.com, and other platforms.
Showing coordination via ShowingTime.
Offer presentation, negotiation, and closing support.
At our discretion, HouseSavings.com may also provide additional premium marketing at our expense (such as drone photography, video, or 3D virtual tours) for select higher-value properties.
Buyers
We represent homebuyers under the traditional 3% commission model, due at closing. Buyer showings may be performed by HouseSavings.com agents, licensed showing partners, or other authorized professionals.
Compliance Notice
Real estate commissions are fully negotiable and not set by law. The 1% listing commission for sellers and the 3% commission for buyers represent HouseSavings.com’s standard service fees but may be adjusted by mutual agreement.
4.2 Representation Agreements
Each client relationship is governed by a written Listing Agreement (for sellers) or Buyer Agency Agreement (for buyers), which outlines detailed fees, service scopes, terms, and conditions. You must review and sign the applicable agreement before receiving brokerage services. Only upon signing the agreement will HouseSavings.com provide services. Unless specifically set forth in writing, HouseSavings.com will not provide any services except as those specifically set forth in your executed agreement.
4.3 Third-Party Vendors
Some services may be performed by third-party vendors of our choosing. By engaging HouseSavings.com, you acknowledge and accept that certain services (including but not limited to marketing, photography, and showings) may be outsourced, and we are not liable for delays or dissatisfaction caused by third-party providers, though we strive to work with trusted professionals. You also acknowledge that you have the right to use your own third-party vendors for optional services, provided they meet MLS and industry compliance standards.
5. Modifications to Services and Pricing
We may update or remove services, features, and pricing at any time without notice. Our website reflects the most current offerings.
6. Payment Gateway
Payment for services is processed via a third-party payment gateway. The gateway may request additional information and charge a small fee. Available payment methods include debit, credit card, or others. You are also subject to the payment gateway’s Terms and Policies. Housesavings.com LLC is not responsible for the security of any information you provide to the third-party payment processor, and you expressly waive any claim against Housesavings.com LLC for the breach, loss or misuse of any data you provide to such processor.
7. Communication
By using HouseSavings.com, you agree that we and our team can contact you by phone, email, or text message. This helps us provide you with updates, support, and information about your services. For more details on how we handle your information, please see our Privacy Policy.
8. MLS Terms of Use
You agree to all applicable MLS Terms for IDX/VOW use.
9. Property Showings
Buyers and sellers must follow showing guidelines for privacy, safety, communication, data accuracy, and compliance with fair housing laws. Discrimination is strictly prohibited. Violations may lead to termination or legal action. Housesavings.com is not responsible for damages or disputes arising from property showings. Buyers and sellers are expected to:
- Follow fair housing laws (no discrimination allowed).
- Keep communication respectful.
- Follow safety and health guidelines.
- Secure valuables during showings.
- Avoid scams and report anything suspicious.
10. Inspection and Appraisers
We may provide scheduling tools for inspections/appraisals, and any services performed by these third-parties shall be subject to their contractual relationship directly with you, and additionally subject to the following:
- We don’t conduct or guarantee results
- Damage is the responsibility of involved parties
- Reports are informational only
- Repairs are the seller’s responsibility
- Market value can change over time
11. Comparative Market Analysis (CMA)
Our CMA tool provides informational home value estimates and is not an appraisal. These estimates may vary and are not guaranteed for accuracy. We disclaim any liability resulting from reliance on CMA data.
12. Closing Process
We may help coordinate closing, but final closing scheduling, process and service is the responsibility and under the control of that third-party settlement agent. Housesavings.com, LLC shall not be liable for:
- Document errors
- Appraisal or inspection issues
- Loan approvals
- Missed deadlines or miscommunications
You are responsible for providing accurate information and following all laws.
13. Intellectual Property/ Website Content
All content (text, media, code, etc.) is owned by or licensed to HouseSavings.com, LLC. Do not reuse or distribute any content without our written permission.
14. Disclaimers
- We are not attorneys and do not provide legal advice. In the event you desire legal advice you are responsible for retaining the attorney of your choosing and engagement.
- Our services are provided “as is.”
- We do not guarantee third-party information or results from our services.
15. Limitation of Liability
EXCEPT AND EXCLUDING DAMAGES CAUSED BY A IT’S GROSS NEGLIGENCE OR WILLFUL MISCONDUCT, IN NO EVENT WILL HOUSESAVINGS.COM LLC BE LIABLE TO CLIENT FOR ANY CONSEQUENTIAL, INCIDENTAL, INDIRECT, EXEMPLARY, SPECIAL, OR PUNITIVE DAMAGES WHETHER ARISING OUT OF BREACH OF CONTRACT, TORT (INCLUDING GROSS NEGLIGENCE), OR OTHERWISE, REGARDLESS OF WHETHER SUCH DAMAGE WAS FORESEEABLE AND WHETHER OR NOT HOUSESAVINGS.COM LLC HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES
16. Indemnification
You agree to indemnify, defend, and hold harmless HouseSavings.com, LLC, our affiliates, and our respective members, directors, officers, employees, contractors, and agents (collectively, the “Parties”) from and against any and all losses, liabilities, claims, damages, demands, costs, and expenses (including reasonable attorneys’ fees and applicable interest) arising out of or related to use of our Services or violation of these Terms.
17. Force Majeure
We are not liable for delays or failures due to events beyond our control (natural disasters, government orders, etc.) including, but not limited to, acts of God, acts or omissions of any other party, acts or omissions of civil or military authority, unavoidable material shortages, fire, strikes, floods, earthquakes, other natural disasters, epidemics, pandemics, quarantine restrictions, riots, and war. The time for performance of any such obligation shall be extended for the time period lost by reason of such delay, provided that if any delivery is delayed for more than thirty (30) days, Client may elect to cancel the pending delayed order for services without further liability by providing HouseSavings.com with written notice.
18. Termination
We reserve the right to suspend or terminate your access to our Services for:
- Violating these Terms or our Privacy Policy
- Providing false information
- Engaging in harmful conduct
This termination does not waive our right to pursue other remedies.
You have the right to terminate the Listing Agreement at any time. Upon termination you shall remain obligated for any services previously contracted for, and all pre-payments for any Listing Package are non-refundable.
19. Dispute Resolutions and Jurisdiction
19.1 Arbitration Agreement
Disputes shall be resolved by arbitration in accordance with the AAA rules. Judgment may be entered in any court with jurisdiction.
19.2 Arbitration Procedure

Venue: Cumberland County, PA
Costs: Each party pays its own; arbitrator costs are shared
19.3 Governing Law
These Terms are governed by Pennsylvania law, without regard to conflict-of-law rules.
19.4 Class Action Waiver
You waive the right to pursue claims through class actions or coordinated arbitration. This waiver survives termination.
20. Miscellaneous Provisions
20.1 Entire Agreement
These Terms of Use, including the Privacy Policy, constitute the entire agreement between the parties and supersede all prior communications or understandings.
20.2 Waiver
No failure or delay by Housesavings.com in enforcing any provision shall constitute a waiver of that or any other provision.
20.3 Severability
If any provision is deemed invalid or unenforceable, the remainder shall remain in full force, and the invalid provision shall be replaced with a valid provision that reflects the original intent.
